The Pennington Plan by Living Concepts is a three-story farmhouse or low country home. There are 3991 square feet inside, with room for “all y’all” or perhaps, extended family. The detached garage includes a bonus, too. There are five full bathrooms, one powder room, and five bedrooms.

The two-car (detached) garage is on the left. The covered porch on the front extends the width of the home. Red brick, mullioned windows and dormers embrace the symmetry of the Pennington plan.

The Pennington – A Low Country Plan
The First Floor
First, the covered porch offers you the space to just sit and relax. There is room for comfortable seating, as well as for side tables to hold your favorite warm/cool beverage. And a book or magazine. Then you enter the front door, and you are in the foyer. On your right, you will find the living room.
On your left, however, the formal dining room gives you the space for those special dinners, or even for the overflow you might have with larger gatherings. Then, the door in the dining room leads to a small room. Inside, there is a reach-in closet and cabinets for storage. On the left, a door goes outside to a small, covered porch.

Next, back inside, we walk straight ahead. The kitchen and breakfast areas are here. On your right, there is a walk-in pantry. Inside the kitchen, a peninsula does double duty. It houses the sink as well as the dishwasher. It also separates the kitchen from the breakfast room.
These rooms are open to the family room, which is on the right side of the home. A door here brings you out into another covered porch, which is nearly as long as the one in the front. Stairs going up to the second floor are on your immediate right. Then, around the corner, there is a reach-in closet and the powder room. Finally, the family room has a fireplace on the right wall. Shelves and cabinets can be found on either side.

The Second Floor
First, there are three bedroom suites on the second floor and also the master or owner’s suite. All of the smaller suites have their own walk-in closets. Suite #2 has its own bath, while suites #3 and #4 share one. The baths are similar, too. While the second bath includes a single sink, toilet and a bathtub/shower combination, the other bedrooms that share have two sinks in that bathroom. Then, the laundry room is between the second and third bedrooms. It has room for your washer and dryer as well as a utility sink.
Next, the stairs are adjacent to the master suite. The master suite and bath are on the left side of the second floor. From the master suite (or sleeping area), you walk towards the front of the home. On your right and left are walk-in closets. Finally, the master bath has two sinks and a small space for your paper products. It also includes a soaking tub, a walk-in shower and an enclosed toilet.

The Third Floor and More
First, on the third floor, there is another bedroom suite that also includes a playroom. The sleeping area is a little more than 200 square feet. A full bathroom here includes a sink, toilet and a walk-in shower. The playroom, sized similarly, could also be used as a recreation room, and is to the left of the bedroom suite. A reach-in closet is between the playroom and bedroom.

Above the Garage
Then, the garage may be entered by a door in the right corner. Stairs going up take you to the studio apartment. A reach-in closet is straight ahead. The kitchen includes space for the sink, dishwasher and stove top/oven. Finally, the bath includes a toilet, sink and a shower/bathtub combination.
