The Newkirk Plan: European Splendor by Living Concepts is truly a work of art. There are 5113 square feet, three bedrooms, three full baths and one powder room. This two-story home also has a basement. The stone exterior and tiled roof may create an urge to (re)visit Europe. Or watch All Creatures Great and Small (less expensive).

Both garages are on the left side of the home. The smaller one (single bay) is closer to the front, while the two-car garage is behind it. A covered walkway between the garages allows an additional entrance into the two-car one. Then, wrought iron projects from the balcony on the second floor. On the far right, you will have room for a working fountain, plus a medallion of your preference embedded in the exterior.

The Basement
Did I mention there is an elevator in this home? Well, there is! It begins in the basement on the right side. Elevators are useful for carrying people, of course. They are also handy in moving large items from floor to floor. Next to the elevator, a room is dedicated for mechanical and storage.

Stairs going up are to the left. In that corner of the basement, a wine cellar will cool those libations you treasure the most. A room for the spa is nearby, as well as for the spa equipment. Finally, on this floor, there is a large unfinished space. Could it be a game room? A billiards room? Or another guest suite? Your home, your choice!

The First Floor
First, the two-car garage (left side) has three doors on its back wall. The one on the right goes into a storage closet. The one in the middle is also a closet. The door on the left, however, opens up into a small hall. Another door in here leads to outside. Most importantly, though, to the right, the stairs go up to the second floor. The door that goes into the home is on the right side of this garage.

Once inside, the walk-in kitchen pantry is on your right. It has a reach-in closet and counter space. Plus, shelves for all of your dry goods. The powder room is nearby. Then, the kitchen, den and dining rooms are all open to each other. The kitchen has a large rectangular island. It houses the sink and the dishwasher. A fireplace on the left wall has shelves or built-in cabinets on either side.

The First Floor
The dining room is in the middle of the first floor. Towards the back of the home, the screen porch and terrace give you options on enjoying the outdoors- covered (screened) or not. The screen porch has skylights, too.

Then, from the terrace, you step into the gathering room, which also opens up onto the terrace. Continue walking forward and a small reach-in closet is nearby. The circular vestibule and stairs for upstairs and down are close by, too. Another reach-in closet is tucked into the staircase leading to the basement.

First Floor- Master Suite
The master suite and bath occupy the right side of the home. The master suite (sleeping area) is one long rectangle of possibilities. Besides having a door that goes out onto the terrace, you will have room for a reading nook tucked into this space.
The elevator is between the master suite and bath. A door from the outside is opposite. Next, there are two walk-in closets. Finally, the master bath has a toilet and bidet (enclosed). There are two sinks, a walk-in shower and a room for your stackable washer and dryer (how logical is that!).

The Second Floor
Upstairs, the stairway on the far left goes up to the bonus room. In here, there is a room for a future bath. Again, smart planning! A pocket door for the walk-in closet completes this room. A door on the right wall goes straight into the exercise room. Then, to your left, a guest suite includes a walk-in closet and its own, spacious bath. There are two sinks, an enclosed toilet and a bathtub/shower combination. A niche is on the outside wall.
The second set of stairs is on the right side. After the stairs, the loft is on the right. On the left, an area that is open to below is bordered on both sides by built-in cabinets. Then, the elevator is right down the hall. This floor also includes three accesses to attic storage, two by the elevator and one near the exercise room.

Conclusion
The Newkirk Plan by Living Concepts is a European home with extras from the basement upwards. The elevator, once viewed as an extra, may one day become a necessity.
