There are three bedrooms, two full baths, one half-bath and a bonus room in 2023 square feet, plus a two-car garage.
So, you ask, why is a two-story home less expensive to build? The answer came from my architect husband, and it is two parts. Roof and foundation. A sprawling, one-story home has a much more complicated roofline and an expanded foundation. Plus, a traditional home has a simple roofline. It is built for functionality, though you can always make it elegant on the inside.

Front, Garage and First Floor
The front porch or loggia is open and has arched windows above. Brick and horizontal siding with arched windows adorn the house. The two-car garage is front-facing and the door going inside the home is found in the far-right corner. Once inside, the laundry room is straight ahead. Compact? Yes, making best use of space in your home. Traditional? And again yes, as it is a first-floor laundry.
Then, the powder room is to your left. Next, using the loggia or porch to enter the home, you will find yourself in the foyer. To your right is the living room, another traditional aspect of the Carlson plan. It flows seamlessly into the dining room.

Back in the foyer and in front of you, however, are the stairs going up to the second floor. A small walk-in closet is tucked under the stairs. Compact, convenient. On the other side of that wall, you will find the kitchen pantry. Next, walking counterclockwise, the door to the dining room is on your right. Then, countertops line the kitchen walls, with the double sink in the corner and the stovetop facing the back yard.
The kitchen is open to the breakfast room. A door leads out to your deck/patio. Finally, walking towards the left side of the home, you enter the family room. A fireplace on the far wall will add ambience as well as heat to whisk away those chilly evenings. The first floor is done- compact, yes. Traditional-very!

Second Floor
First, there are three bedroom suites on the second floor. The master suite is primarily along the back wall of the Carlson Plan. The bonus room is over the garage. It has a generous reach-in closet and can easily serve as a multipurpose room until/unless you decide to create a fourth bedroom.
Then, suites #2 and #3 have reach-in closets (amply sized) and share a bathroom, though it is not a Jack and Jill (bathroom accessible by both bedrooms). There is a single sink, shower/tub and toilet. Adjacent to suite #2, there is a linen closet.
The stairs going down are between these bedroom suites and the master suite. Finally, the master suite has a long walk-in closet. The sleeping area is in the far-left corner of the upstairs. The master bath has a soaking tub, a walk-in shower, toilet and two sinks.
